Anyone who has rented out homes will tell you that they are a good judge of character and have some great tenants, but most will admit upon further questioning that they do indeed have some horror stories under their belts; The renters from hell if you will. With all the laws, which protect renters it is widely known that if a renter fails to pay and causes legal action you may not be able to get rid of them, meanwhile they can destroy your property costing you thousands of dollars in repairs simply to bring the property back up to speed to rent it out again.Having a good formula and doing adequate background checks is important. Looking for folks with perfect credit may not be possible but the closer you get the better. Some landlords report that those who have late pays on their cell phone bills are actually the best on-time paying renters? Perhaps this is because they always pay their rent before their other bills. Well certainly that is good to know isn’t it?Owning many homes all with great tenants is a wonderful way to pay for real estate to hold until someday you sell it. But even if you own 10 or more homes that you rent out, a couple of no-pays can ruin all your plans and end up costing you lots of money in repairs, court costs and lost income property revenue. Moral of the story choose your tenants like you would choose a spouse. Consider all this in 2006.
